This blog is intented to increase your knowledge of the Acton Real Estate Market. The Acton Real Estate market is different from that of the surrounding areas because of its unique inventory. The market is primarily made up of homes on large properties, usually between one and five acres, and a large portion are custom built. Because of the availability of larger properties, and Acton’s small town atmosphere, this area has become very desirable and therefore more resistant to the falling home prices. This is not to say that the prices have not come down, because they have, but we have a very low percentage of the foreclosures and bank owned properties that usually drive a market down. Let’s look at some numbers. In 2006 the median home sales price in Acton was approximately $650,000 and the approximate average sales price was $625,000. At that time 625,000 would have probably bought about a 2,000 SqFt house on one to two acres. In 2008 that same home would be more likely to sell for $500,000. So you are looking at about a 20% decrease over the last two years; not bad compared to the surrounding areas that show numbers closer to twice that. There are currently between 80 and 110 houses on the market. Between twelve and twenty houses have been in escrow in Acton at any given time in 2008, which is almost double the amount from 2007. Part of this is due to escrows taking longer because of tightening lending restrictions, but it is also because of an increase in activity. The prices for Acton homes range from as low as $200,000 to well over a million. Most local properties have a residential agricultural zoning. This allows homeowners to have a variety of animals including horses, goats, chickens, etc. Also, some properties have zoning that allows for businesses such as horse boarding and dog breeding. There are many different types of properties in the area as well. We have homes on one acre on a paved road with county water , natural gas, and close by neighbors. We also have ten acre ranches up a private dirt road on well water with no close neighbors. There is something for almost anyone Whether you are looking for a home to live in, land to build on, or a property to invest in, Acton is the place to be. Its Community Standards District helps to keep it somewhat rural and free from rows of tract housing on 5,000 SqFt lots.
